CREDIT REQUIREMENTS
Total monthly income (before taxes) must be 3 times amount of monthly rent
No bankruptcies in the last 7 years
No unpaid bills owed to previous landlord
No evictions within last 7 years
No outstanding collections for credit cards, car payments, utility companies, cellular, or other providers (Medical debts and student loans are not counted against you)
No repossessions
At least 80% of accounts are in good standing

Employer
Verify employed
Verify salary
Verify continued employment expected

Last 4 weeks of pay stubs
Last 3 months of bank statements (if needed to substantiate income)
Self Employed (Requirements)
Most recent year personal tax return
Most recent 3 months of personal bank statements (front page)
Other Income Sources (Requirements)
Social Security, Child Support, Pension, Unemployment
Award letter or official document on letterhead of entity making payment
Include name of payee, amount of payments and duration
Tips, Odd Jobs, Babysitting, etc
Last 3 bank statements
Provide proof of consistent income if no other documentation is available
RENTAL VERIFICATION
Provide rental history of last two landlords (must provide a minimum of one full year of tenancy)
Must not have been evicted or left owing money to Landlord
Must not have damaged property
Must not have created a nuisance or noise violation
CRIMINAL BACKGROUND
Must not have committed felony within past 7 years
Must not have violations of weapons, violence, drug trafficking or assault
Must not have committed sexual offenses with past 7 years
